How Can I Sell My Property?

As the Seller, you want to get the most money possible, you want to sell as quickly as possible, and you want to avoid hassles and problems and surprises. Addressing some items early on may cost you some money but it won't cost you a sale.

The first step to a successful sale can be a hard one. You will need to stop thinking of the property as your home. Say goodbye to nostalgia, memories, and sentimentality because you want Buyers to fall in love with the house. Buyers need to see themselves and their belongings in their home and in their own lifestyle. Your personal items may make the Buyer uncomfortable. Political items,black lights, ethnic pieces, hunting trophies, souvenirs, family pictures,and collections can be stored away. Items that are not necessary for day-to-day life can be stored away. Today's Buyer average age is 32 years . Many Buyers will not consider a property that needs improvements and remodeling . They probably do not have the available funds and knowledge.

The selling process starts before you put out the for sale sign!

Home staging is not decorating. Owner decorates a house with their own person taste and style because they live there. Seller "stages" a house to become an appealingproduct for sale. "Image Staging" is placing impersonal decorator items to make a suggestion. one item might be a telescope near a view window begging the Buyer to come over here to see the view! "Display Staging " is placing furniture in a way to highlight a most desirable feature of the home. "Value Added Staging" is really more of an investment such as changing the carpet or installing stainless appliances or something as easy as installing new light fixture or a new ceiling fan. hire someone to pressure wash the outside, clean out the gutters, and install a new screen door are other examples. Each home has its own special staging needs.
